Voice-over Script Writing
Studies show that “less is more” in keeping the interest of a potential buyer watching your video. Like a TV commercial you only have seconds to grab their attention. This is the same for real estate videos. The video has to be more emotional and less factual. Buyers have all the facts they need in the MLS description. Use emotional and descriptive adjectives and adverbs before nouns and verbs.
The script must be less that 100 words total and it has 4 parts:
Location: The complete address and state for the Google search engines to pick it up and rank the address higher in searches.Then describe what exciting cities, attractions, outdoor recreation, delicious restaurants, shopping or community owned facilities that are nearby. (Only 2 sentences)
Landscape: What makes the yard special? Mature trees, secluded lake, babbling streams, quiet forest, expansive
Lawn, refreshing pool, relaxing hot tub, organic garden, extensive hiking trails, majestic mountain views etc..

Interior: How many bedrooms and baths. Take the MLS description and add adjectives before each important key feature. (sun-filled great room, beautiful oak floors, rocking chair front porch, handcrafted cabinetry etc…) What is it like to live here? Put the buyer in his new home (warm yourself by the fireplace, entertain your family and friends in the game room, take a relaxing soak in the garden tub. enjoy your favorite book on the front porch)

Call To Action: “Come take a personal tour of this beautiful home today!”
